As your landlord we are responsible for most of the repairs to your home and you should report repairs to us when they arise.  You can find all our maintenance policies here.   

 

There are some items for which you are responsible.  You are also responsible for repairs which would be our responsibility, but where the damage has been caused by carelessness, negligence, or an accident on your part.  You will find our Rechargable Costs Policy here. 

Repairs that you are responsible for include:

- Doorbell (except door entry systems)

- Keys

- Night latch, eg: Yale (unless fitted by us)

Electrical

- Electric fire (unless we have fitted it)

- Plugs

- Smoke detector batteries (we will help if they are in an inaccessible location)

Kitchen

- Appliances (cooker, fridge and washing machine)

- Sink, plug and chain

Bathroom

- Toilet seat

- Bath and sink plugs

Plumbing - Washing machine fittings (unless we have fitted them)
Other

- Fencing (unless we provided the fencing)

- Garden maintenance (including grass and hedge cutting and removing rubbish)

- Inside decoration, including wall tiles

- Floor coverings

- Television aerials (unless communal)

- Sheds and outbuildings

- Clothes poles, rotary drier (unless it is in a communal garden)
